How to optimise your Airbnb account and boost your bookings

You probably already know that we have a new two-way integration with Airbnb (you may well be using it). As with any channel, there are certains things you can do to optimise your listings and improve your conversions.

According to Airbnb, listings with good photography, accurately mapped amenities and good reviews sell well. Here are some extra tips to help you:

  1. 1. When a guest enquires, reply as soon as possible (always within 24 hours).
  2. 2. Do not cancel bookings – if there is an issue, contact your Airbnb Account Manager.
  3. 3. Make sure you write reviews for all your guests. They will also review you and this all helps you to build a strong profile.
  4. 4. List all your amenities (eg WiFi, barbecue, hot tub etc).
  5. 5. Maintain an accurate profile (eg make sure the number of beds and bedrooms in your property matches what’s shown in your pictures).
  6. 6. Upload a minimum of 10 high resolution pictures.
  7. 7. Spend at least six lines describing your property and its surroundings. In general, share as much information about your property as possible.

Airbnb has a system in place to ensure new listings get seen and booked. Once you’ve been using Airbnb for a while, however, a number of factors help you maintain a high position in the search rankings. Maintaining a fast reponse rate and a low cancellation rate – and having excellent reviews – are three key factors to achieving a top listing.
